Dear Homeowner,
Following the annual fire inspection here at Plantation Park, it has become evident that numerous sprinkler heads throughout the community have been painted over within the units. This means in the event of a fire; the sprinkler head may not work. It is important to your unit and the building as a whole that this be repaired/replaced as soon as possible, and as a result the Association will be undertaking this repair for the safety of the community.
If your unit has been identified as one where the fire sprinkler head has been compromised by an owner, a tenant, a contractor, or previous owner, the repair will be at the cost of the homeowner. Please forgive the inconvenience as Plantation Park Management will be exercising the Associations Statutory right of access to facilitate these repairs. (Florida Statute 718.111(5) (a).
In order to minimize the expense and impact on each of you, the Association will set up days to replace the sprinklers in each unit as needed. This will involve shutting off the sprinkler system, draining the water in the pipes, replacing sprinkler heads and then depressurizing the system.
We have been able to negotiate the cost to each owner down to $40.00 per sprinkler head. Please keep in mind that several units have more than one head to replace.
Once this has been accomplished the cost will be added to your unit’s account for payment. Please make sure we have a key and/or an alarm code to your unit, as required by the documents, to enter the unit as schedules if you are not home. This negotiated cost per sprinkler head will be far greater to each owner if we are unable to enter as scheduled due to not having a key on file. Additional costs including a higher than $40.00 head cost as well as the cost of a locksmith will be billed in these cases as needed.
Please know that there are a large number of sprinkler heads that have to be replaced throughout the community. We will alert the owners and tenants in each building as we schedule this undertaking
